What was wrong

This front door from a 120-year-old Old Town Fort Collins home had predictable exterior wear: peeling and degraded finish, weather exposure at weak points, and hardware that didn’t operate smoothly and reliably.

What we did

  • Complete stripping + surface rebuilding with a multi-step wood treatment and prep system.
  • Lock plate restoration and polishing to bring back detail without looking “too new.”
  • Installed a new lock mechanism so the door closes, latches, and operates smoothly.
  • Applied a 2K exterior finish system (ML Campbell Poly 2K exterior) for durable long-term protection.

Care tips

  • Clean with a soft cloth; avoid harsh household cleaners.
  • Wipe away standing moisture after storms; keep edges and seams dry when possible.
  • Limit direct sun exposure with a storm door/overhang when feasible.
  • If the latch or lock starts to feel “sticky,” schedule maintenance early (don’t force it).
